The Valentine Construction specializes in new development and remodeling of residential properties and commercial buildings.

As a client of Valentine Construction, you will be carefully led through the design process, beginning with your wish list of features, the specific activities to take place in the building, the details of the particular site, and, of course, the budget.

Thoughtful and thorough planning are key elements in the success of any undertaking. Our large staff of architectural designers are both skilled technicians and creative artists. They will listen to your ideas and turn your vision into a reality that exceeds your expectations.

Our comprehensive design process is structured to develop your project from start to finish. Understanding that each project is unique, we tailor the process to your specific needs.

Program Development
The project manager, designer and client discuss the nature and scope of the project. Together they develop a client "wish list", discuss lifestyle patterns, the budget, determine the physical requirements of the project, and review any materials the client may have collected while planning the project.

Document Existing Conditions
For new construction, the project manager and designer will gather information about the site (its size and any constraints), measure and take photographs of pertinent existing structures and natural features, and draw a base plan of these items.

For a renovation, in addition to performing the services rendered for new construction, the designer will also measure-up and draw plans and elevations of the existing building.

Site Design
The designer assists the project manager and facilitates any septic design, roadwork, utility access, and topographic surveys as required.

Schematic Design
The designer develops one or two small-scale sketch proposals of the project which translate the program elements into architectural drawings. Together, the project manager, designer and client review the sketches, refine the scope and plan of the project, and choose a proposal to develop. A small site model is sometimes made during this phase.

Design Development
When the client is satisfied with the schematic design, we will provide a Design Development Cost Estimate to verify that the project remains within the client's budget. The designer then develops the chosen schematic proposal. Drawings are enlarged to an appropriate scale and drafted. The final size and form of the building is determined; materials, finishes and building systems (mechanical and structural) are integrated into the design. A study model is sometimes made during this phase to help visualize the design in three dimensions.

Construction Documents
The designer will refine the Design Development drawings into a set of drawings and specifications necessary to build the project. These documents may include floor plans, elevations, sections, interior elevations, details, foundation plans, electrical and /or mechanical plans, as well as notes or written specifications, and window, door, lighting and finish schedules.

Permitting
The project manager or designer will submit the necessary drawings and specifications to the appropriate authorities for approval, and represent the client at permitting hearings as necessary.

Construction Administration
The designer periodically consults with the project manager and may visit visits the site during construction to answer any questions that may arise.
